Are Miami Condo Prices Dropping in 2026?

Short answer: Miami condo prices are softer than a year ago in some segments, but the picture changes building by building. The county median slipped in mid-2026, sales are rising, and inventory has been shrinking for six straight months. Buyers have real leverage right now, as long as they know which condos are cheap for a reason.

The headline numbers look contradictory. In June 2026 the Miami-Dade condo median sale price was $431,000, down 3.15% from a year earlier. In July it was $400,000, down 1.48%. A separate August analysis of condos and townhomes put the median at $420,000, up 6%. All three can be true at once, because a median tells you which units happened to sell that month, not what your unit is worth.

I work with buyers and sellers across Miami, Brickell, Sunny Isles, Edgewater, Coral Gables and Hallandale, and the question I hear most this fall is some version of “Are condo prices dropping, and should I wait?” Below you will find the 2026 numbers with their sources, an explanation of why the median misleads, and the areas south of Aventura where buyers have the most room to negotiate. If you want to see how today’s rates change your monthly cost, you can run your own scenario in the mortgage calculator.

What Miami Condo Prices Actually Look Like in 2026

These are Miami-Dade County figures drawn from MIAMI REALTORS data as reported by market analysts. The August row comes from a different analysis of condos and townhomes combined, so read it as a directional signal rather than a continuation of the same series.

MeasureJune 2026July 2026August 2026

Active condo inventory11,550 listings11,324 listings (down 11.79%)11,265 listings (down 9%)
Months of supply12.3About 12Down 11% year over year

Two numbers matter more than the median. First, condo inventory has now fallen for six consecutive months, the first sustained drawdown in about three years. Second, demand is coming back: June condo closings rose 11.96% to 1,058, and countywide sales above $1 million jumped 29.14%, from 374 to 483.

Why the median misleads you

When more expensive units close, the median rises. When more small, older or inland units close, it falls. Analysts who track the county data attribute most of the June decline to that mix shift, with one genuinely weaker slice underneath: older buildings carrying large assessments and high fees. Reading the county median as the value of a unit in a specific tower is the most common mistake I see.

What this means in practice: price the building, not the county. Two condos in the same zip code can differ by hundreds of dollars a month in carrying cost, and that difference matters more than the headline trend.

Source: MIAMI REALTORS, Miami-Dade report for June 2026. A balanced market usually sits near six months of supply. Houses are below that, which favors sellers. Condos are at roughly double it, which favors buyers.

The gap is not a collapse in demand for Miami. It reflects the rising cost of owning a share of an aging coastal building: insurance, reserve funding, milestone inspections and the special assessments that follow. I break down that last piece in Miami Condo Special Assessments: What Buyers Must Check.

Where Buyers Have the Most Leverage South of Aventura and Across Miami

The most useful 2026 data for this question comes from the luxury tier, where Q2 reports from Condo Blackbook track condos priced at $2 million and above. Keep that scope in mind, because the mid-market behaves differently. Within that tier, inventory tells you where negotiating room exists.

Sunny Isles Beach. About 28 months of inventory in Q2 2026, the highest on the beach, even as sales grew 11.4% year over year, the strongest growth among Miami Beach areas. Elevated supply combined with rising activity is why analysts describe it as one of the better value plays right now. Buildings along Collins Avenue differ enormously in age and fees, so the building matters more than the area.

Surfside and Bal Harbour. A different market. Luxury condos had a median price of about $7.5 million in Q2, and supply is constrained by lot size and zoning, so the negotiating dynamic looks nothing like Sunny Isles.

Brickell and Downtown. Brickell posted the highest luxury inventory in coastal mainland Miami at 43 months, and Brickell and Downtown were flagged as the strongest value plays for buyers and long-term investors.

Edgewater. Strong momentum with room to choose, thanks to a steady flow of new developments.

Higher Mortgage Rates Are Doing More Damage Than Prices

The 30-year fixed rate averaged 7.28% on October 1, 2026, according to Freddie Mac, up from 6.34% a year earlier and from 6.49% in early July. Here is what that does to a $350,000 condo with 10% down, which means a $315,000 loan.

RatePrincipal and interestDifference
6.34% (a year ago)$1,958 a monthBaseline
7.28% (October 1, 2026)$2,155 a monthUp $197 a month

That is roughly $2,370 more a year before HOA, taxes and insurance. Freddie Mac’s weekly Primary Mortgage Market Survey assumes 20% down and excellent credit, so your quote may differ, and quotes from three to five lenders routinely vary by a quarter point or more. Run your own numbers in the mortgage calculator, then ask your lender for a written quote.

What I Check Before a Client Negotiates a Condo Price

In a market with about twelve months of supply, the asking price is rarely the most important number. Before we talk offer strategy, I look at:

  • The monthly HOA fee and any assessment, added together
  • Whether the building has completed its structural reserve study and milestone inspection
  • Any special assessment that is approved, pending or under discussion, and who pays it at closing
  • Whether the building is financeable under current lender rules, covered in Miami Condo Mortgage Rules in 2026
  • Master insurance coverage and the likely cost of your own HO-6 policy
  • Days on market and price reductions in that specific building

A building problem found after you have an accepted offer is expensive. Found before, it is leverage.

Is Now a Good Time to Buy a Miami Condo?

There are real reasons buying now can make sense. Supply is ample, sellers are negotiating, and the weakest pricing is concentrated in buildings you can screen out. There are real reasons for caution too. The 30-year rate has climbed from 6.65% on August 20 to 7.28% on October 1, and shrinking inventory could put upward pressure on prices if demand holds. Nobody can time that perfectly.

My rule of thumb: buy a condo if you expect to stay at least four to five years, choose the building before the unit, and let the carrying cost, not the headline trend, set your budget. On a shorter horizon, renting and waiting is often the better call. I would rather tell you that now than sell you something you will need to unload in two years. Frequently Asked Questions

Are Miami condo prices dropping in 2026?

In parts of the market, yes. The Miami-Dade condo median fell 3.15% year over year in June to $431,000 and 1.48% in July to $400,000. But sales are rising, inventory has fallen six months in a row, and results vary widely by building, age and fees.

Is Miami a buyer’s market for condos?

In most segments, yes. Condos had about 12 months of supply in mid-2026, roughly double the six months that usually marks a balanced market, which gives buyers room to negotiate.

Why are Miami condo prices falling while house prices rise?

Condo owners carry insurance, reserve funding, milestone inspections and special assessments that single-family owners do not. Houses had about 4.9 months of supply and a median up 3.73% in June, while condos had 12.3 months and a median down 3.15%.

Which areas south of Aventura have the most condo inventory?

In the luxury tier of $2 million and above, Sunny Isles Beach had about 28 months of inventory in Q2 2026, the highest on Miami Beach, while Brickell had about 43 months, the highest on the coastal mainland. Surfside and Bal Harbour are far more supply constrained.

Should I wait for lower prices or lower mortgage rates?

No one can time both. The 30-year rate averaged 7.28% on October 1, 2026, and falling inventory could support prices. Focus on the total monthly cost of the specific building and on how long you plan to stay.

How long should I plan to stay in a Miami condo before buying makes sense?

At least four to five years in most cases. On a shorter horizon, renting usually costs less once purchase costs, HOA fees and assessments are counted.

The Bottom Line

Miami condo prices are not falling everywhere, and they are not rising everywhere. The county median reflects a mix of sales, inventory is tightening, and the units that are genuinely cheaper tend to be cheaper for a reason: age, fees, assessments or financing. The buyers who do well in this market evaluate the building first and the price second.
